There are a few things I would like to inform you about concerning your rent payments . Please read this thoroughly, as this is very important INSTALLMENTAs it states on the first page of your lease agreement, your first rent installment is due JULY 15th, 2014.

2 I understand many students will be paying with reimbursement checks from the University of Cincinnati. EVERYONE must pay on or before JULY 15, 2014, regardless of where the money is coming from. If you chose the 12 installment PAYMENT plan, your second PAYMENT is due September 1st, 2014 (there is no PAYMENT due in August). Sometimes reimbursement checks can run late. Rent is still due on the first of each month, even if your check has not come in yet. If you chose the 2 installment PAYMENT plan, please remember that your second PAYMENT is due January 15th, OPTIONSWe accept checks, money orders, and cashier s checks in our office, which can be mailed to 2545 Dennis Street, Cincinnati, Ohio 45219.

3 In addition, our office is open from 8:00 until 6:00 Monday-Friday to pay your rent in person or you can use the rent drop box located in the lobby of the North Building outside of business hours. Please include the resident s name and room number on the memo portion of the check or money order to ensure proper credit to your you prefer to pay your rent online, we have a program called Resident Pay that is available through our website at With the Resident Pay system, you will be able to log in to see your bill and make payments electronically.

4 Resident Pay accepts two types of PAYMENT credit card and e-check. If you choose to use a credit card to make your rent PAYMENT , you can pay using VISA, MASTERCARD or DISCOVER (each card charges a different convenience fee). If you choose to use an electronic check, the funds will be automatically withdrawn from your checking account for a flat fee of $ per transaction. You may also set up automatic recurring payments with any of these options except for VISA. A handy user guide is attached to this email, which will help walk you through the steps of setting up your Resident Pay PAYEMNTSU niversity Park Apartments does NOT send monthly invoices.

5 It is your responsibility to make payments in accordance with the lease. Please keep in mind that as stated on the first page of your lease, if your rent is not paid by 2:00pm EST of the 3rd day of the month, your rent is deemed late and you will be charged a $50 late fee. In addition, beginning at 8:00am EST on the 7th day of the month, you will be charged an additional late fee of $5 per day for each additional day that any part of the rent installment or previous late fee(s) remains unpaid. Post-dated checks will not be accepted, and we do not accept partial payments .

6 Any partial payments will be sent back to the address on the check with a LETTER stating the correct PAYMENT due. A FINAL notice will go out on or around the 15th stating PAYMENT must be made within 3 days or we will proceed with further actions, which may result in eviction. If any of these days of the month fall on a weekend or holiday, rent is still due and late fees will still be AIDW hile the University of Cincinnati and University Park Apartments are affiliated, our financial information is not shared. This means if you receive any form of financial aid, loans, grants or scholarships, the disbursement of those funds will go to the University of Cincinnati, NOT University Park Apartments.

7 Once UC uses the funds that it needs, a refund check is then sent to you. It is your responsibility to pay University Park Apartments. To make payments go to: Click on Pay Rent in the upper right hand corner of the screen If you applied online, use the same email/password you used when you applied. If you submitted a paper application, you will need to enroll.

8 Make sure you use the student s information when enrolling. HOW TO ENROLL FOR FIRST TIME USERS1. Click on the Enroll Now Enter your First and Last Name, your Email Address and the last 4 numbers of your SSN. The Email Address you use to login will be where the receipts are sent. Then press the Continue If you already exist in the UPA system, you will receive a response stating that your account has been located. If the system has matched you to the correct apartment, click the This is my account button. If you don t think the system has matched you with the correct account, click the This is NOT my account button.

9 You can try again or call 513-558-3000 for Clicking the This is my account button will allow you to continue the registration process. Fill in your information and then click the Continue button. Parents: If you are creating the account you must use your son or daughter s email address. Please share this login information with them as this is the same login they will use when submitting a maintenance If someone else is using the same email as you or if you already have an account, you will receive the following message: Your account already exists. Please login.

10 If you forgot your password, click forgot password to have a new password emailed to you and try logging in A PAYMENTOnce you have logged in, you are at the main Resident Center screen. You can make a PAYMENT , set up recurring payments , view your ledger, view stored billing information and view the PAYMENT history. 1. Either from the Dashboard tab or the payments tab, click the Make a PAYMENT button. 2. You will see a red box that may have an amount in it or it may say $0. Click inside the box to enter the PAYMENT amount, then press tab or Below the red box, two options will appear to use a saved account or select another form of PAYMENT .
