(Note: The yard, lot, and space regulations in this section must be read together with the yard, lot, and space regulations contained in Division In the event of a conflict between this section and Division , this section controls.). (a) Front, side, and rear yard.

5 (1) For multifamily uses, minimum front, side, and rear yard setbacks are as shown on the development plan. (2) For all other uses, Subparagraphs (a)(4)(A) and (B) apply. (b) Density. (1) Maximum dwelling unit density is 308 units. (2) No application for a building permit for new construction for a multifamily use may be accepted unless the density requirements for a multifamily use contained in Section 51A- (a)(4)(C)(ii) are met. (c) Height. Except as provided in Section (a)(2), maximum structure height is 24. feet. (d) Lot coverage. (1) Multifamily uses. For multifamily uses, maximum lot coverage is as shown on the development plan. (2) All other uses. (A) Maximum lot coverage is: (i) 60 percent for residential structures; and (ii) 25 percent for nonresidential structures. (B) Aboveground parking structures are included in lot coverage calculations; surface parking lots and underground parking structures are not. (e) Lot size.

6 No minimum lot size. (f) Stories. Maximum number of stories is two. (Ord. Nos. 23113; 26042). SEC. OFF-STREET PARKING AND LOADING. Off-street parking and loading for a multifamily use must be provided as shown on the development plan. Consult the use regulations (Division ) for the specific off-street parking requirements for all other uses. Consult the off-street parking and loading regulations (Division 51A- ) for information regarding off-street parking and loading generally. (Ord. Nos. 23113; 26042). SEC. ENVIRONMENTAL PERFORMANCE STANDARDS. See ARTICLE VI. (Ord. Nos. 23113; 26042). SEC. ACCESS. Ingress and egress for multifamily uses must be provided as shown on the development plan. (Ord. Nos. 23113; 26042). SEC. SECURITY IMPROVEMENTS FOR MULTIFAMILY USES. (a) A minimum six-foot-high security fence must be maintained as shown on the development plan. (2) Security gates must be provided as shown on the development plan. Except for maintenance purposes, all security gates must remain closed at all times when not being used for vehicular ingress and egress.

7 Security gates located on Walnut Street must operate and open independently of each other. The security gate on Shadow Way may only be used for emergencies. (Ord. Nos. 23113; 26042). SEC. LANDSCAPING. (a) Landscaping for multifamily uses must be provided as shown on the development plan. (b) Landscaping for all other uses must be provided in accordance with ARTICLE X. (c) All plant materials must be maintained in a healthy, growing condition. (Ord. Nos. 23113; 26042). SEC. SIGNS. Signs must comply with the provisions for non-business zoning districts contained in ARTICLE VII. (Ord. Nos. 23113; 26042). SEC. LIGHTING. All outdoor lighting must be operational, maintained in accordance with the Dallas Development Code, and be directed away from adjoining properties. (Ord. Nos. 23113; 26042). SEC. ADDITIONAL PROVISIONS. (a) The entire Property must be properly maintained in a state of good repair and neat appearance. (b) Development and use of the Property must comply with all federal and state laws and regulations, and with all ordinances, rules, and regulations of the city .

All paved areas, permanent drives, streets, and drainage structures, if any, must be constructed in accordance with standard city specifications, and completed to the satisfaction of the director of public works and transportation. (Ord. Nos. 23113; 26042). SEC. COMPLIANCE WITH CONDITIONS. The building official shall not issue a building permit or certificate of occupancy for a use in this PD until there has been full compliance with this ARTICLE , the Dallas Development Code, the construction codes, and all other ordinances, rules, and regulations of the city .
