1 Blakeney Greens HOA Meeting Minutes Meeting Date: January 15, 2018 Location: The Apartments at Blakeney Board Members in Attendance: Jaime Hess Hardy, Eddie Stone, Mindy Stout, Ed Sheehan, James Maynard, Golden Ruffner Board Members Not Present: Thomas Beck Other Attendees: Tara Fabiano Meeting called to order at 6:35 pm 1. Election Of Officers/Chairmen: Board elected by vote the following officers/chairmen for 2018: President Ed Sheehan Vice President Golden Ruffner Secretary Mindy Stout Treasurer Tara Fabiano Landscaping Jaime Hess Hardy Architecture James Maynard Social Tara Fabiano / Mark Watson Pool Eddie Stone 2.

2 Financial Report: a. Preliminary Balance Sheet and Income/Expense Statement was distributed and discussed. b. Discussed current contracts, their terms, and their future extensions. Discussed posting contracts on Blakeney Greens website. c. Also discussed possibility of managing some of the contract work by the HOA Board. d. Discussed Reserves. Cedar Management has been notified that moneys for second 2017 Reserves contribution need to be moved. 3. Landscape: a. Discussed Terra green landscape contract and various aspects of the contract. b. Discussed need to repair broken lights at pergola.

3 C. Discussed trash in woods at rear and side of Blakeney Greens . 4. Maintenance Report: a. Discussed format and usability of maintenance report. 5. Architectural Requests: a. Discussed architectural requests and committee. 6. Violations: a. Discussed bi-monthly violation drive throughs and violation report. b. Discussed need for verification of violation reports. c. Discussed need to firm up violation/notification/fine process. 7. Flat Branch Greenway: a. Discussed offer by Mecklenburg County to purchase land at rear of Blakeney Greens and the need to obtain 80% approval from home owners to sell the land.

4 8. Pool: a. Discussed pool operations, maintenance, and internet. b. Discussed need of pool resurfacing. Previous resurfacing was not done correctly. Eddie Stone stated need to get contract signed in near future for pool resurfacing so work can be scheduled and completed before pool is opened. Have two bids and Cedar Management to get third bid. Board may have to vote via email in order to get work scheduled in a timely manner. 9. Other Business: a. Discussed proposal by Cedar Management to conduct a meet and greet for the new 2018 Board. This would also involve discussing what is provided by Cedar Management and what is expected by Blakeney Greens Board.

5 B. Discussed possibility of forming committees to monitor and update Board concerning issues in sections of Blakeney Greens . c. Discussed the appointment of new manager for Blakeney Greens in near future. Email dated 1/12/2018 from Julie Shadrick of CMG states that Cedar Management will introduce new manager at the meet and greet meeting. d. Updated Board Contact Sheet and will be distributed to Board Members. e. Discussed water backup issue at 10459 AMA which the owner desires the HOA to pay for repairs. The owner stated to our management company that the lower floor toilet did not overflow which indicates that the blockage was within the owner s apartment and most likely the owner s fault and responsibility.

6 After discussion of the issue, the Board voted that this issue is not the responsibility of the HOA and that the Board will not file an insurance claim for this issue. Adjournment: Meeting was adjourned at 8:45 pm.
