The company s founding directors, Sam Davidson and Stuart Sadgrove bring together more than 60 years experience in the construction industry, providing clients with the benefit of their extensive experience gained working for some of the largest contractors in Australia on prestige construction projects in Perth, regional, national and international projects.

2 Since its inception, 3B Build has operated as a mid size commercial builder undertaking construction projects in the Perth CBD fringe and greater metropolitan areas. We have successfully completed projects including a seven storey office building in Osborne Park valued at $22 million, several complex industrial warehouses in excess of $50 million, mixed use developments ranging from three to eight storeys totalling in excess of $50 million, Child care facilities in excess of $10 million and several luxury residential developments totalling in excess of $20 million. In addition, over the course of their careers, the directors have been responsible for the construction of some of Western Australia s most prominent public projects, including the Perth domestic airport extensions, the Perth Bell Tower, Domain Stadium, The Mount Hospital and the Bali Memorial, as well as large CBD office buildings and special use government projects such as police communications centres, power stations and schools.

3 We have successfully delivered a number of commercial warehouses at Perth Airport, Jandakot Airport, South Guildford and in other industrial parks. Taken as a whole, the projects that 3B Build has successfully undertaken to date, combined with the breadth and depth of experience of its directors and key employees, demonstrate that we have the experience and skills required to successfully complete complex and sizeable commercial projects. Capability and Experience 4 | P a g e 1 Walters Drive, Osborne Park National Lifestyle Village Tuart Lakes 111 Colin Street West Perth 3B Build is well placed to ensure experienced directors and employees are able to meet the challenges in successfully constructing a large range of substantial commercial projects. We manage a structure within 3B Build whereby each of the two directors is involved in the execution of every project we construct.

4 This structure ensures that every project has at least one of the owners of the company involved in completing and overseeing the project at any given point in time. As a consequence, we are able to provide direct contact between the client and the owners of 3B Build, having intimate and detailed knowledge of all aspects of the project s progress and execution on a daily basis. In addition to the ongoing involvement of the directors in the project s progress, there is a nucleus of highly experienced permanent Site Managers and Contract Administrators whom the directors are able to draw upon. Also, as needs fluctuate over the course of the company s work, the combined experience and depth of contacts of the directors means that additional high calibre staff are able to be sourced and utilised as the company s workload may require at any given time. As a consequence, the owners of 3B Build have no hesitation in confirming that they are well placed to manage and staff whatever project needs that may arise from time to time in the course of the company s business.

5 Capacity to Complete the Works 5 | P a g e As every client appreciates, time is the critically important issue on every project. Completion of works on time often means the difference between a project s financial success and its failure. The progress of every project is closely managed by the responsible directors for each project by producing and maintaining a comprehensive construction programme in the form of a Gantt bar chart, produced in Microsoft Project or Primavera P6. The programme provides a regulator on progress that is reviewed weekly to update the progress of the works, and to identify any areas that may be susceptible to a future delay. This tool is also capable of identifying areas where project works can be accelerated if required, and through a careful balance of these measures progress overall remains within the project s overall time parameters.

6 3B Build utilises Microsoft Office Project & Primavera P6 to produce construction programmes for every aspect of a project, complete with the use of milestone completions and application of dependencies, to ensure a comprehensive coverage of progress and the flow of trades on the project. This approach ensures that we have the procedures to manage the resourcing of a project to ensure that the client can be confident at all times in the accuracy of the progress reporting. Demonstrating the Ability to Deliver Clarkson Kidz Biz 17-23 Railway Road Subiaco 6 | P a g e 3B Build has constructed several challenging projects which each necessitated a unique approach to construction methodology or site management. Our internal technical expertise combined with the depth of experience of the directors means that we are able to manage construction processes to meet the needs of each specific site and project.

7 In constructing 17-23 Railway Road Subiaco it was necessary to blend seamlessly with an existing heritage listed building with a featured historical fa ade. This project demonstrates our ability to work with an existing building when creating new structures. We have constructed multiple warehouses in restricted airspace adjacent to the perimeter of Perth s main airport and adjacent to the active runway at Jandakot airport, which requires us to work closely with aviation safety authorities to ensure crane movements and construction works do not impact on runway usage and airspace restrictions. Also, the site of 111 Colin Street West Perth was a challenging location as it was necessary to modify construction techniques to avoid low overhanging high voltage power lines. We have also built several purpose-driven specialist use projects, including construction of Stages 2, 2A and 3 of National Lifestyle Villages developments at Tuart Lakes and Baldivis.

8 These projects included construction of specialist aged and disabled access and use areas, a theatre, purpose built rooms, gyms, internet rooms and pools. In addition to meeting the build specifications, we also had to manage the demands of a construction site located within an active residential site, where safe access to existing parts of the development by elderly residents and those with limited mobility had to be maintained. Another specialist project we successfully completed is the Clarkson Kidz Biz centre, comprising a children s playground, a child care facility and commercial tenancies, which required us to complete construction to the stringent Australian Standards governing areas for use in child care facilities. We have also constructed the specialist Karrinyup Medical Suites and the West Leederville Medical Suites, projects which similarly necessitated compliance with stringent specialised Australian Standards.
