3 (At their preference, landowners may choose one time or annual payments for structures.)As illustrated below, under these circumstances the landowner would receive a payment of $54, Payment Example 150 foot easement width x 2,640 feet (half a mile) = 396,000 sq. ft 396,000 sq. ft / 43,560 (sq. ft in an acre) = ~ acres acres x $2,000 (price per acre offer) = $18,200 Structure Payment Example (landowner selects one-time payment) 2 (lattice structures) x $18,000 (per lattice) = $36,000 Total Payment: $18,200 (easement payment) + $36,000 (structure payment) = $54,200 This example is not an offer and is based on a fair market valuation per acre of $2,000 and other factors. Actual compensation for each parcel is based on the actual fair market value of the landowner parcel as determined by the procedures of the Uniform Act and may be higher or lower than this estimate.

5 These fair market values and specific characteristics of each parcel are reviewed in determining just compensation for each easement. Prior to formal negotiations with a landowner, Clean Line may order an appraisal to determine fair market value of a landowner s specific parcel of land in accordance with the requirements of the Uniform an appraisal is needed under the requirements of the Uniform Act, a qualified real estate appraiser employs standard appraisal practices to determine the fair market value of the easement. The appraiser evaluates the characteristics of the property and easement rights being acquired and examines available market data of comparable, recent sales in the same geographic area. Each landowner will be notified of such an appraisal and will have the opportunity to accompany the appraiser during inspection of the property to identify and discuss any features of the property that the landowner believes have bearing in the determination of the fair market value of the easement.

Clean Line presents landowners with a written offer and an easement agreement to purchase the easements. Clean Line representatives are available to meet with landowners to answer any questions, to learn more about each landowner s property and to discuss the project, the easement agreement and the basis of compensation. Clean Line requires that its employees and representatives follow a Code of Conduct, which provides that all representatives treat every landowner with consideration and respect.

7 Clean Line is committed to working with landowners in a timely and efficient manner. In exchange for a grant of an easement, Clean Line is offering a one-time easement payment representing 100% of the fair market value of the land crossed by the easement area, as determined by a market data study or an appraisal. In addition to payment for the easement, Clean Line pays the landowner for each transmission structure on the landowner s property. The nature of these payments is outlined in greater detail in this brochure.
