2 If you have questions after reading this information and the attached documents please contact a member of the Board of Directors or Select Community Management, This information is not a substitute for reading and understanding the By-Laws, but we hope it is helpful in becoming acquainted with HEATHERWOOD CONDOMINIUM ASSOCIATION . 1. Garbage pick-up is on Monday. Hornback tends to arrive early in the morning. Garbage cans or heavy-duty garbage bags should be placed next to the road in front of your garage, no earlier than 6:00 on Sunday night. Garbage must be placed in garbage cans or heavy-duty garbage bags to eliminate animal nuisances. Garbage scattered from improperly protected garbage bags or cans will result in cleanup charges to the responsible co-owner. 2. The Ann Arbor Observer is a free monthly publication that is delivered to your unit. 3. Parking here at HEATHERWOOD is at premium. Each unit is allocated two spaces: one in your garage and one in the driveway up to your garage.

3 All other parking is guest parking. Co-owners/Residents may not park in guest parking. A guest is any person visiting a Co-owner/Resident for a period not exceeding 72 hours. 4. HEATHERWOOD CONDOMINIUM ASSOCIATION , HEATHERWOOD Board of Directors, HEATHERWOOD ASSOCIATION Subcommittees, and Select Community Management, . A. As a co-owner of a CONDOMINIUM in HEATHERWOOD , you are a member of the HEATHERWOOD CONDOMINIUM ASSOCIATION . The ASSOCIATION operates through a board of directors. The HEATHERWOOD Board of Directors is a five person board comprised of a President, Vice President, Treasurer, Secretary, and Director-at-Large. Each member is elected and volunteers their time to serve on the Board. The ASSOCIATION has several subcommittees comprised of co-owners. Landscaping Subcommittee. Volunteers are welcome. Contact Select Community Management, B. Select Community Management, is the Managing Agent hired by the ASSOCIATION to advise the Board of Directors on day-to-day operations.

4 They also oversee the upkeep of the common areas and recreational facilities. Upkeep and maintenance on the common areas are financed through monthly fees paid by the Co- owner/Resident. 5. We suggest that you leave a key with a neighbor. Neither Select Community Management, , nor the ASSOCIATION has a key to your CONDOMINIUM . Please tell Select Community Management, to whom you have given your key, as it is helpful if there is an emergency in the building. 6. You should be aware of the following rules and forms. Payment Coupon Book. You should have received this from Select Community Management, or the previous owner of your unit at closing. If you did not receive a coupon book, please contact Select Community Management, at 663-7444. Use this book to pay your monthly ASSOCIATION fee. ASSOCIATION fees are due on the first day of the month. If not paid by the 10th of the month, a $20 late payment charge will be assessed and a reminder notice sent. Any co-owner who has not paid their ASSOCIATION fees for a two month period will receive a lien placed upon their property for their outstanding balance and collection procedures will be initiated by the HEATHERWOOD CONDOMINIUM ASSOCIATION attorney.

5 Customer Service Request Form. Use this form to request repair service from Select Community Management, The form is found on line at HEATHERWOOD CONDOMINIUM ASSOCIATION handbook (11/06). Pet Registration Form. You are allowed two pets. A pet registration form must be filled out and turned in to Select Community Management, upon closing. This helps protect your pet if it becomes lost on the grounds. Please refer to your rules and regulations for specific instructions on pet supervision and care. Note that all pets are to be attended and on a leash when outside, and that owners must clean up after their pets. The form can be requested from Select Community Management, or found on-line at Exterior Modification Request/Agreement. Use this form for any exterior modification. For example, Satellite dish installation, storm doors, new flower beds, or shrubs. This form is available at Select Community Management, or on-line at ASSOCIATION Documents. This consists of documents such as the Master Deeds, articles and the By-Laws of the ASSOCIATION .

6 Please take time to read through this information, as it will be helpful in understanding the ASSOCIATION and its operations. HEATHERWOOD Maintenance Matrix. The matrix lists whether the ASSOCIATION or the co-owner is responsible for the upkeep and repair on an item needing maintenance. It has been prepared for your convenience, but does not take precedence over information stated in the ASSOCIATION By-laws. Violation Complaint Form. This form is available on-line or in his handbook . Use this form to register a complaint against another co-owner who is in violation of the By-Laws and/or Rules and Regulations. We encourage you to use this as a way to resolve disputes. HEATHERWOOD Owner's Information Sheet. This form must be filled out and returned to Select Community Management, It is available in this booklet or on-line Addendum to Lease. HEATHERWOOD CONDOMINIUM ASSOCIATION Pool Regulations The following rules are for the protection and benefit of all, to assure safe and sanitary operation of the pool facilities. The pool is for the use and enjoyment of all Co-owner/Resident. It is the responsibility of all Co- owner/Resident to assist in maintaining and monitoring the pool and deck. The Board of Directors reserves the right to close the pool area at any time for any reason. 1. Pool Hours: 9:00 to 10:00 during the summer months. The pool can only be used during official pool hours. 2. All persons using the cabana, pool and deck do so at their own risk.
