3 This use needs to work efficiently without overloading the surrounding road network. The Masterplan should aim to animate the frontages to uplift the area and provide a mix of housing typologies for key workers: Active frontages to uplift the streetscape and provide passive surveillance Potential for dual aspect housing to mask the car park fa ade. Clever use of lightwells can provide attractive, modern, efficient solutions, should single aspect be required. A mix of housing typologies if viable would lead to a more sustainable increase to housing provision. Contemporary dual aspect terrace housing could activate the frontage around the green space and car park, providing a mix of housing typologies to sustain future development Precedent Look and Feel: BDP Langworthy Terraces Design Idea Aim: World Class Accommodation for NHS Staff The HRI provides health services for the Humber region as a large acute teaching hospital with approx 5,000 staff.
4 The UK currently has 35,000 un-met job vacancies in nursing. The HRI, like many trusts in the UK, experiences challenges in the ability to recruit and retain key workers. A key feature to aid solving this could be to provide world class on site accommodation and 21st century transport solutions for staff. Provide high quality accommodation for staff including those on short term rotations at the HRI. Provide Family facility and village feel' on site amenities such as a caf or gym & active public spaces Help reduce the carbon impact and traffic congestion from staff arriving to site Provide a source of income to the trust in a similar model to The Roost at DPoW Hospital Grimsby Precedent Look and Feel: BDP Tollgate gardens High quality housing to look after and help attract NHS.

Preserve current surface car parking spaces where needed such as convenient to women's and children's Tie new wards into existing key facilities of theatres, ICU, Imaging. Landscape route connects public main entrances points Precedent Look and Feel: BDP 3T's / Southmead Enhanced Provision of Green Routes: Grey to Green Sheffield The street is 4 lanes wide for the majority of its length, potential opportunity to reduce this in places in favour of active travel potentially connecting parts of the Masterplan /new residential area. Pavements in some areas are wide potential to accommodate a 4m wide shared cycle/ped route. Greening/SUDs is an opportunity - catchment of rainwater from the carriageway is an opportunity.
