1 Kidbrooke Village Forthcoming Planning Proposals phases 3, 5 and 6 Design Evolution and changes since our last consultationJuly 2014 This document outlines how the feedback received from our last consultation helped to improve the Proposals for the current and future community of Kidbrooke Village . Berkeley s believes that working in partnership with the local community will result in more high quality homes which are affordable for all, more jobs, improved play provision, a vibrant commercial centre, improves accessibility and transport connections, Improved Open Space, larger and better community space and ultimately a better more sustainable March 2014, we presented the emerging Proposals with a vision for the former hotel building (Plot B) that provided a focal point for Kidbrooke .

2 This created a way finding building and destination for the wider neighbourhood, whilst delivering high quality homes at a higher density and with generous open design evolved from key design principle of bringing the parkland into the heart of the Village and offered the following key features: 360-degree active frontage including a triple height reception/ flexible space which could be used for art exhibitions; New exciting Restaurant /caf space at ground floor in a prime position facing the Village Square and train station; 31 Floors (28 Residential Floors) comprising 143 high quality residential homes maximising extensive views across South London To Canary Wharf and the Kent Countryside; A Mix of 1, 2, & 3 Bed Apartments and duplex homes that all have well designed private amenity space; Resident s communal terraces and flexible spaces including a play terrace and sky garden.

3 MARCH 2014 HEIGHT PLANJULY 2014 HEIGHT PLANPUBLIC SQUAREINCLUSIVE GREEN SQUAREP hase 3 2 Following feedback from the consultation the height of the landmark building has been reduced from 31 to 25 storeys. The architectural approach and integrity of the design has been preserved by reconfiguring the structure to ensure the elegance of the building is comments we also reviewed the community space provision within the Village Centre and have increased the amount of to 61,494 sq ft (5,713 sqm) as well as improving the configuration of space and landscaping within the Village Centre was also improved with increased greenery & provision of play space.

4 Phase 3 31 STOREY TOWER26 STOREY TOWER I don t mind the design but the new tower in the Village Centre is too tall. Following the public consultation the height of the Tower has been reduced from 31 storeys to 25 storeys we believe that this is inkeeping with the original design philosophy for a taller building of outstanding architectural quality within the Village centre. We appreciate the demand for new homes but this will result in more people living in the area and increase demand for services Following the consultation we ve increased the size and number of shops and restaurants and increased the amount of community will improve the facilities.

5 What about the community space? The Community Space will be located in the heart of the Village Centre surrounded by the commercial uses, following the consultation we have removed some residential floor space in the Village Centre and positioned the entrance to the community space next to the new park. I would like to see more sports and recreation facilities We have worked with our Landscape Architects to produce a comprehensive design for playspace, this will include a multi-use games areas and additional provision for younger children, including a play deck on residential 5 INITIAL BUILDING HEIGHTS / DESIGN8 storey9 storey10 storey12 storey3 storey4 storey6 storey7 storey2 storey5 storeyIn March 2014 we presented the new Proposals for Phase 5.

6 The Proposals for Phase 5 have been revisited by CZWG, the architects for the consented Phase 4 scheme. The design ethos builds on the establish principles and design of Phase 4 in the style of the Grand Villa Buildings of Blackheath. Phase 5 responds to the redesign of the Village Centre and seeks to promote a central north-south road linking Sutcliffe Park to the south with the new station and Village Centre to the north. The design of Phase 5 is respectful of the green space network. The setting out of Blocks to the east of the park provides wider separation between buildings, enhancing the flow of the landscape into the podium the consultation we have worked with the stakeholders and CZWG to review the designs for phase 5.

7 The buildings along Kidbrooke Park Road have been trimmed down and the spaces between the buildings increased from 11 to 15 meters , this creates enhanced views across the development from Kidbrooke Park road. Encouraging permeability of the parkland and encouraging routes across the light of the changes we further amended the heights of the blocks, added Corner windows, curved and semi-circular balconies and introduced alternating brick colours to the central court yard storey9 storey10 storey12 storey3 storey4 storey6 storey7 storey2 storey5 storeyPROPOSED BUILDING HEIGHTS / DESIGN4 Phase 5 I would like to see more design difference between the blocks in Phase 4 and 5 We have worked together with CZWG to incorporate consultation comments into the further design of the blocks.

8 This has been achieved through the use of different balcony colours between apartment buildings, a change in the heights of buildings and the external brick and materials used. The buildings next to Phase 4 and along the park look too similar We have amended the elevational treatment as well as the design of the top two storeys of the blocks along the park in Phase 5 to further articulate the buildings. The form of Blocks A and B have been lengthened Following the consultation we have worked with the stakeholders and CZWG to reviewed the design of these buildings, amended the massing and repositioned them.

9 The gaps between the blocks have increased from 11 meters to 15 meters and this has allowed for improved views across the development from Kidbrooke Park road. I would like to see more sports and recreation facilities We have worked with our Landscape Architects to produce a comprehensive design for a multi use games area and playspace for younger children. This will be located in the centre of the parkland for all residents and visitors to enjoy within close proximity of the Village Centre, The Blackheath Quarter and Phase 5. 10 In March we consulted on the Proposals for phase earlier consultation highlighted general support for the aims and approach to the townscape principles of creating apartment blocks along the boundary to the railway line and tree lined streets with house. During the consultation there was debate around the following issues: Concern that the apartment building raising up to a peak of was too high Original Concept Plan had a strong idea which had not fully translated into the illustrative layout Introduction of courtyards had weakened the idea of avenues Street corners required more articulation Apartment elevations to be more coherentThe revised Proposals have has addressed the issues.
