2 At the time of the site visit there were 253 enrolled students. Structural Summary: Metal roof decking on metal joists is supported on load bearing concrete block in turn supported by cast in place concrete grade beams on cast in place concrete piles. Cast in place concrete slab on grade is located throughout the original school. Various areas of the concrete slab on grade flooring contains settlement cracks. Isolated concrete block areas contain cracks due to settlement issues. Except as noted l the structural elements appear to be in acceptable condition. Envelope Summary: Roof finish is modified bitumen roofing. Walls are composed of face brick, sealed fixed and awning opening window units in prefinished metal frames, painted metal doors in metal frames with main entry doors containing sealed glazed panels and sealed glazed side lights. Textured stucco panels are located over exterior windows and doors.

3 Overall the exterior elements are in acceptable condition. Interior Summary: Flooring consists of vinyl composite tile (VCT) in corridors, classrooms, science room and ancillary support spaces, carpeting is located in the library, computer room, music room and administration spaces, ceramic tile is located in washroom spaces, wood strip flooring located in the gymnasium with concrete floors located in support spaces. Walls are painted concrete block, gypsum wallboard and vinyl wall covering. Ceramic wall tile is located in washroom spaces. Ceilings are suspended acoustical tile, painted gypsum wall board and painted structural elements located in the gymnasium. Doors are painted wood in metal frames with glazed panels in metal frames located to the general office entry area. Millwork is composed of plastic laminate counter tops and painted wood shelving with painted and stained cabinetry.

4 Overall the the interior elements appear to be in acceptable condition. Mechanical Summary: Two (2) Raypak boilers provide heat to the school. Perimeter finned tube heating located throughout the school provides heat. The gymnasium has its own air handling unit with a hot water heating coil. The ventilation to the rest of the school is provided by a indirectly fired gas air handling unit. The school is complete with eight (8) portables which are heated and ventilated by gas fired furnaces. The water main has mild steel thrust rods that are corroding. Electrical Summary: The originally school Facility was built in 1976 and added addition classroom in 1977. The electrical service to the school is underground with 225 kva pad mounted transformer in the North West corner of the school.

5 The main electrical distribution is 120/208V, 3 phase, 4 wire, 800A installed in 1976. A electrical system was installed and upgraded in 1999 is in "Good" Condition Electrical Modifications: - 1994 Installation of network cabling - 1999 Replacement of intercom system - 2001 Installation of additional data lines - 2002 Replacement of fire alarm control module - 2004 Fire code upgrade - 2005 Additional data lines Overall the building's electrical system is in "Marginal" condition.
