2 UNIT DESCRIPTION: Landlord does hereby lease to Tenant, and Tenant does hereby lease from Landlord the Premises. The Premises is defined as including each of the following: (i) Tenant's exclusive use of the bedroom in the Apartment, located in the Community at the Apartment Address (as such terms are defined below);. (ii) together with the other residents of the Apartment, Tenant's non-exclusive shared use of the Common Areas in the Apartment (for purposes of this lease , Common Areas in the Apartment is defined as those areas within the Apartment to which Tenant has access without going into another bedroom within the Apartment, including, for example, the shared living/dining area, kitchen, and shared bathroom (if applicable)); and (iii) Tenant's exclusive use of Tenant's furniture and bedding within Tenant's bedroom, and Tenant's non-exclusive shared use of all appliances, utensils and furniture within the Common Areas of the Apartment.

3 Existing Apartments consist of two private bedrooms, one shared bathroom, a shared living/dining area and a kitchen. One bedroom Apartments have one bathroom. Newly Constructed Apartments will consist of two bedrooms/ two bathrooms. The Apartment will be stocked with the items identified on Exhibit A-1 attached hereto. 7 Landlord shall notify Tenant of the adjusted Rent and Tenant shall be responsible for the payment of Rent at the new rate from and after the effective date of any change and payable on the receipt of new rate. 6. PAYMENT INSTRUCTIONS: Payment Options: Allotment Option: Tenant hereby elects to pay Rent to Landlord through Allotment using Tenant's pay account (the Allotment ). The Allotment will be adjusted when the Tenant Rent is adjusted. Tenant shall execute any additional documents that are necessary to make monthly payments to Landlord and agrees to take no action to terminate the Allotment without prior written authorization from Landlord. Rent shall begin to accrue on the Commencement Date, provided, however, in the event Tenant has not received his/her BAH on or before the Commencement Date, payment shall not be due until the earlier of (1) the date Tenant actually receives his/her BAH or (2) Forty-Five (45) days following the Commencement Date.

8 Tenant gives Landlord, or its agents, the authorization to initiate and maintain an Allotment for the payment of Tenant's Rent. If Tenant's Allotment is terminated while Tenant is still in possession of the Premises without written permission from Landlord, Tenant shall be in material breach of this lease , unless the termination is beyond the Tenant's fault or control. The parties hereby agree that if Tenant's Allotment stops for any reason, Tenant must pay Landlord the Rent directly. UDEFT Option: Tenant hereby agrees to have the Rent portion of Tenant BAH converted into a Unit Diary Entry Electronic Funds Transfer ( UDEFT ), which shall be made payable to Landlord.

9 Tenant shall be responsible for paying all Rent and charges due under this lease until the expiration, or earlier termination, of this lease . Rent shall begin to accrue on the Commencement Date, provided, however, in the event Tenant has not received his/her BAH on or before the Commencement Date, payment shall not be due until the earlier of (1) the date on which Tenant actually receives his/her BAH or (2) Forty- Five (45) days following the Commencement Date. Tenant is responsible to make adjustments in the UDEFT to reflect any adjustments in Tenant's Rent. Tenant shall execute all necessary documents to make monthly UDEFT Rent payments at lease signing and to take no action to terminate such UDEFT.

10 Rent payment without prior written authorization from Landlord. If Tenant's UDEFT is terminated while Tenant is still in possession of the Premises without written permission from Landlord, Tenant shall be in material breach of this lease , unless such termination is beyond Tenant's fault or control. The parties hereby agree that if the UDEFT stops for any reason, Tenant must pay Landlord the Rent directly. Direct Payment Option: Tenant chooses not to use either the Allotment Option or UDEFT Option (as defined above) and agrees to pay Rent to Landlord directly on the first of each month, without notice ( Direct Payment Option ). Rent and all other charges due and owing to Landlord, not paid by Allotment or UDEFT will be payable to _____ [name of person or entity, street address, city, state, and telephone number], and shall be paid by personal check, certified check, cashier's check, Electronic Funds Transfer ( EFT ), or money order.
