1 SECTION 6. RESIDENTIAL R2 ZONE. GENERAL PURPOSE OF THE R2 ZONE. The R2 Zone variation is slightly less restrictive than the R1 Zone. The R2 Zone variation provides for and regulates low density RESIDENTIAL development in the form of single detached dwellings, semi-detached dwellings, duplex dwellings and two unit converted dwellings. The RESIDENTIAL R2 Zone variations are symbolized by R2 followed by a dash and a number. There is no main RESIDENTIAL R2 Zone variation but rather 6 variations that are differentiated on the basis of site requirements.

2 The R2-1 to R2-5 Zone variations can be applied throughout the City. The R2-6 Zone variation has the lowest lot area standards and it is not intended to be applied to large areas; rather, it is intended to be applied to specific areas and reflect existing development on local streets. This approach allows for the supply of a range of lot sizes and dwelling styles. ( File #R910387 - Appeal #9008 June 4, 1993). PERMITTED USES. No person shall erect or use any building or structure or use any land or cause or permit any building or structure to be erected or used or cause or permit any land to be in a RESIDENTIAL R2 Zone for any use other than the following uses: a) Single detached dwellings.

3 B) Semi-detached dwellings;. c) Duplex dwellings;. d) Converted dwellings (maximum 2 dwelling units) ( ). REGULATIONS. No person shall erect or use any building or structure, or use any land or cause or permit any building or structure to be erected or used, or cause or permit any land to be used, in any RESIDENTIAL R2 Zone variation except in conformity with the regulations as set out below and in Table 1) LOT AREA AND LOT FRONTAGE. Lot Area (Minimum) and Lot Frontage (Minimum) shall be as specified by the regulations set out in Table or as shown on a Registered Plan of Subdivision registered after May 14, 1962.

4 2) INTERIOR SIDE YARD (MINIMUM). a) Single Detached Dwelling metres ( feet) plus, for any portion of the side yard adjacent to a part of the building exceeding one storey in height, metres ( feet) for each storey or part thereof above one storey; except that where no private garage is attached to the dwelling, one side shall be metres ( feet). b) Semi-Detached Dwelling metres ( feet) on both sides, except that where a private garage is attached to a unit, the minimum interior side yard for the unit with the garage may be metres ( feet) plus for any portion of the side yard adjacent to a part of the building exceeding one storey in height, metres ( feet) for each storey or part thereof above one storey.

5 There is no interior side yard required along the common lot line of the semi- detached units. c) Duplex Dwelling metres ( feet) plus, for any portion of the side yard adjacent to a part of the building exceeding one storey in height, metres ( feet) for each storey or part thereof above one storey; except that where no private garage is attached to the dwelling, one side shall be metres ( feet). d) Converted Dwelling metres ( feet) plus, for any portion of the side yard adjacent to a part of the building exceeding one storey in height, metres ( feet) for each storey or part thereof above one storey; except that where no private garage is attached to the dwelling, one side shall be metres ( feet).

6 E) Zero Lot Line metres ( feet) on one side plus metres ( feet) for each storey or part thereof above one storey on one side, and no interior side yard shall be required on one side of a single detached dwelling if no doors, windows or other openings are provided on that side of the building where the side yard is not provided; all roof drainage from the building is directed onto the site by eavestroughs and downspouts; and the owner grants a private maintenance easement for the entire length of the property having a width of not less than the minimum side yard requirement which shall: i) be registered by caveat against the title of the site proposed for development and the adjacent site; and, ii) include a metre ( feet) eave and footing encroachment easement.

7 The interior side yard for zero lot line dwellings where no garage is provided is metres ( feet). ( ). 3) R2-6 ZONE VARIATION. ( ). a) Where two abutting lots have a mutual driveway, the frontage requirement shall be reduced by metres ( feet). This provision cannot be used in combination with Subsection (3). b) Subsection (3) of this By-law does not apply within this zone variation. c) Nothing in this By-law shall prohibit tandem parking within this zone. ( File #R910387 - Appeal #9008 June 4, 1993). 4) Regulations for Low-Rise RESIDENTIAL Development in the Primary Transit Area Notwithstanding the provisions of Table , the front and exterior side yard setbacks, interior side yard setbacks, building depth and garage widths within the Primary Transit Area are specified in SECTION of the GENERAL Provisions.

8 ( 172575). SPECIAL PROVISIONS. The following zone variations apply to unique or existing situations and are not the standard R2 Zone variations. If a regulation or use is not specified, the list of permitted uses and/or the regulations of SECTION and/or SECTION shall apply. a) R2-1 Zone Variation 1) R2-1(1). a) Additional Permitted Use: i) Personal service establishment. 2) R2-1(2). a) Additional Permitted Use: i) Made-to-convert dwellings. b) Regulations: i) The regulations of the RESIDENTIAL R2 (R2-1) Zone variation for duplex dwellings shall also apply for made-to-convert dwellings.

9 Ii) "Made-to-convert dwelling" means the whole of a dwelling unit other than a duplex dwelling, semi-detached dwelling or a converted dwelling that contains two separate dwelling units each of which has an independent entrance directly from the outside. ( ). 3) R2-1(3). a) Regulations: i) May have a lot frontage of 10 metres ( feet), but not less than metres ( feet) in width for one unit of a semi-detached dwelling, provided that no buildings are located in any part of the lot less than 18 metres ( feet). in width at the building line, but not less than metres ( feet) for one unit of a semi-detached dwelling, and metres ( feet) from the building line including the front of a garage which is adjacent to any portion of a side or rear lot line.

10 ( ). 4) R2-1(4). a) Regulations: i) Dwelling Setback 120 metres (394 feet), or 30.
