Use the eDisclosures feature to generate and send Initial Disclosures to your borrowers. (In encompass , Initial Disclosures are called eDisclosures.) Your borrowers are notified by email that Disclosures are available to access on a secure website. Borrowers can sign the Disclosures electronically (a process called eSigning) or print the documents and then return them by fax using the provided fax cover sheet. 2 This is the same website used for the eConsent process. The first time the borrower visits the website, the borrower creates a user account and password. Thereafter, the borrower enters the password to open the site. After accessing the website, the borrower eSigns documents or prints wet sign documents and returns them via fax using the provided fax cover sheets. Retrieve Disclosures Retrieve DisclosuresYou receive an email notification that the signed documents can be retrieved. Click the Retrieve button in the efolder , clear the check boxes for forms you do not want to retrieve, and then click Download. 3 There are four ways to open the Send Consent window where you can send eConsent requests to borrowers:- A Send Initial Disclosures alert displays when basic loan information is entered. An eConsent Not Yet Received alert also displays in the alert window when all borrowers on the loan have not consented. Click the View Details button on the On the efolder Documents tab, click the eConsent When you send an eDisclosures package, click the eConsent button that displays on the Disclosure Audit window when all borrowers on the loan have not When you send a Pre-Closing Disclosure package, click the eConsent button that displays on the Closing Docs Audit window when all the borrowers on the loan have not consented.

4 On the Send Consent window, the loan originator can:- Edit the email address for the sender, as well as the subject field and content of the email. Manually edit email content and formatting, or select options from the Subject line dropdown list to apply templates created by your administrator. - Select or clear check boxes to send emails to the borrower and/or Configure whether the loan originator and other encompass users are notified when the borrower receives the request or does not accept the consent agreement by the selected detailed instructions, refer to the eConsent Request topic in the encompass online the eConsent Agreement The borrower receives an email with a link to a secure website where the borrower can review and accept the eConsent agreement.

Open the efolder , click the Documents tab, and then click the eDisclosures When the Send eDisclosures window displays, select a borrower or borrowers from the Borrower Pair drop-down list, select a plan code, and then click Order eDisclosures. 3. If values in the loan file do not match values in the selected plan code, the Plan Code Conflict window displays. Click Import Plan Data to overwrite the loan file with the plan code data. Click Skip Import to proceed without overwriting the loan If the Disclosures Audit window opens and displays required issues, warnings, or recommended updates, click links in the Go to Field column to open a form with the field highlighted for data entry.

6 Update all required fields, click Refresh Audit to update the Data Audit Results list, and then click Order When the Select Documents window displays, you can apply a new stacking order, reorder the documents manually, remove or add documents, and address any field data overflow alerts. When finished, click When the Send eDisclosures window opens: - Edit the email addresses, subject, and message as needed. - Configure notification to encompass users when borrowers accesses the package or do not accept it by a specified date. - Configure the Borrower Signing Option. If you select eSign, select a borrower authentication method for the borrower: Answer security questions or Authorization Code.

7 If you select Authorization Code, enter the code for the borrower and co-borrower and be sure to provide the authorization code to your borrower. It will not be provided automatically. - If the eDisclosure Fulfillment option is available, select the check box at the top of the Fulfillment section to schedule the service for the package.
