WORK COVERED BY CONTRACT DOCUMENTS A. The Work of Project is defined by the Contract Documents and consists of the following: 1. Internal and external renovations to the building common areas and apartment units. See sheets A1 and for a complete description of the work. B. Type of Contract: Single prime contract Grand Rapids Housing Commission SUMMARY 011000 - 2 ACCESS TO SITE A. GENERAL : Contractor shall have limited use of Project site for construction operations. Coordinate work inside units with Owner s representatives. B. Use of Site: Owner will designate parking and storage areas for the Contractor. 1. Keep driveways and entrances serving premises clear and available to Owner's employees, tenants, and emergency vehicles at all times.

3 2. Provide fencing and gates to secure material stored outside or store material in locked containers. C. Condition of Existing Building: Maintain portions of existing building affected by construction operations. Repair damage caused by construction operations. COORDINATION WITH OCCUPANTS A. Full Owner Occupancy: Owner will occupy site and building(s) during entire construction period. Cooperate with Owner during construction operations to minimize conflicts and facilitate Owner usage. Perform the Work so as not to interfere with Owner's day-to-day operations. Maintain existing exits unless otherwise indicated. 1. Maintain access to existing walkways, corridors, and other adjacent occupied or used facilities. Do not close or obstruct walkways, corridors, or other occupied or used facilities without written permission from Owner and approval of authorities having jurisdiction.

4 2. Notify Owner not less than 48 hours in advance of activities that will affect Owner's operations. B. Tenant Occupancy: Tenants will occupy the apartments during construction. Schedule work so that the tenant can leave the apartment by 8:00am and return by 5:00pm. If work in an apartment will take more than one day, schedule work so the tenant can return to the apartment for the night and leave the next morning by 8:00am. 1. If the Contractor needs to occupy an apartment for the evening and overnight, they will be responsible for provide an motel room and transportation for the tenant. 2. Notify Owner not less than 48 hours in advance of activities that will affect Owner's operations. WORK RESTRICTIONS A. Work Restrictions, GENERAL : Comply with restrictions on construction operations. 1. Comply with limitations on use of public streets and with other REQUIREMENTS of authorities having jurisdiction.

5 B. On-Site Work Hours: Dwelling Units Monday Thru Friday; 8:00 5:00 Exterior Monday Thru Friday; Sun-up to Sundown 1. Weekend Hours: May be allowed if coordinated in advance with Owner. C. Existing Utility Interruptions: Do not interrupt utilities serving facilities occupied by Owner or others unless permitted under the following conditions and then only after providing temporary utility services according to REQUIREMENTS indicated: 1. Noise, Vibration, and Odors: Coordinate operations that may result in high levels of noise and vibration, odors, or other disruption to tenants or Owner. 1. Notify Owner not less than two days in advance of proposed disruptive operations. E. Nonsmoking Building: Smoking is not permitted within the building or within 25 feet of entrances, operable windows, or outdoor-air intakes.

6 F. Controlled Substances: Use of tobacco products and other controlled substances on Project site is not permitted. G. Employee Identification: Identification tags for Contractor personnel working on Project site. Require personnel to use identification tags at all times. H. Employee Screening: Comply with Owner's REQUIREMENTS for drug and background screening of Contractor personnel working on Project site. 1. Maintain list of approved screened personnel with Owner's representative. SPECIFICATION AND DRAWING CONVENTIONS A. Specification Content: The Specifications use certain conventions for the style of language and the intended meaning of certain terms, words, and phrases when used in particular situations. These conventions are as follows: 1. Imperative mood and streamlined language are generally used in the Specifications. The words "shall," "shall be," or "shall comply with," depending on the context, are implied where a colon (:) is used within a sentence or phrase.

7 2. Specification REQUIREMENTS are to be performed by Contractor unless specifically stated otherwise. B. DIVISION 01 GENERAL REQUIREMENTS : REQUIREMENTS of Sections in DIVISION 01 apply to the Work of all Sections in the Specifications. C. Drawing Coordination: REQUIREMENTS for materials and products identified on Drawings are described in detail in the Specifications. One or more of the following are used on Drawings to identify materials and products: 1. Terminology: Materials and products are identified by the typical generic terms used in the individual Specifications Sections. 2. Abbreviations: Materials and products are identified by abbreviations published as part of the National CAD Standard and scheduled on Drawings. Section includes administrative and procedural REQUIREMENTS governing allowances. B. Types of allowances include the following: 1. Carpet material allowance. DEFINITIONS A. Allowance is a quantity of work or dollar amount established in lieu of additional REQUIREMENTS , used to defer selection of actual materials and equipment to a later date when direction will be provided to Contractor. If necessary, additional REQUIREMENTS will be issued by Change Order. SUBMITTALS A. Submit invoices or delivery slips to show actual quantities of materials delivered to the site for use in fulfillment of each allowance. B. Submit time sheets and other documentation to show labor time and cost for installation of allowance items that include installation as part of the allowance.

9 C. Coordinate and process submittals for allowance items in same manner as for other portions of the Work. ADJUSTMENT OF ALLOWANCES A. Allowance Adjustment: Difference in cost between the carpet selected by Owner and the allowance price will be adjusted by change order. B. Contractor is responsible for quantity take off and will include the cost of the carpet material in the work item 20 bid price. No adjustments for errors in take off will be made. Grand Rapids Housing Commission ALLOWANCES 012100 - 2 PART 2 - PRODUCTS (Not Used) PART 3 - EXECUTION EXAMINATION A. Examine products covered by an allowance promptly on delivery for damage or defects. Return damaged or defective products to manufacturer for replacement. PREPARATION A. Coordinate materials and their installation for each allowance with related materials and installations to ensure that each allowance item is completely integrated and interfaced with related work.

10 SCHEDULE OF ALLOWANCES A. Work Item #20 allowance: $ per square yard of carpet. 1. This allowance includes material cost, receiving, handling, and installation, and Contractor overhead and profit.
