The 1967 original building is single storey and has combustible and non-combustible construction and is Summary:Structural Summary:(1967) Original Building has concrete blocks on concrete grade beams and concrete piles along perimeter and under interior walls; concrete slab on grade. Roof has wood deck on purlins and glulam beams on load bearing concrete blocks;wood deck on steel beams and steel columns and wood deck on OWSJ; Mezzanine for Stage 13 has wood floor supported by wood stud walls.

Overall interior system rating is 4 (acceptable).Mechanical Summary:The school wash rooms are provided with newer lavatories. Urinals are original, c/w with flush valves. Water closets are generally in good condition. Domestic hot water is provided by a single hot water tank and recirculation system. Ingeneral plumbing fixtures are functional. The 1967 Facility is heated by two boilers with radiation system, unit ventilators.

The control system is pneumatic and electric. The Ventilation System can meet ASHRAE 62-1989 Standard and present ventilation code requirements. The exterior zones of the school building are heated and ventilated using through-the-wall Unit Ventilators. These are reported to provide little ventilation, and be difficult to control. Interior zone is heated using hot water radiation, and ventilated by interior built-up air handling units.

6 In general, heating and ventilation are not adequate according to modern standards. Mechanical systems controls appear to be original to the building and should be upgraded. Overall rating is Summary:The building has been provided with a 600A, 120/208 V, 3 phase electrical service obtained from a pad mounted transformer. The transformer is owned and operated by the utility company, Epcor. A switch and gutter installation has been provided complete with disconnect switches and breakers that feed various panels and mechanical equipment within the school. There is limited capacity for expansion. Lighting is of the fluorescent type with energy efficient fixtures utilizing T8 lamps and electronic ballasts.

7 Emergency lighting is provided by battery packs and remote heads located to illuminate paths and points of egress. Emergency lighting was upgraded in 2008. The fire alarm system is of the hard wired type. No strobes have been provided. The fire alarm system is no longer manufactured or supported and parts are becoming increasingly hard to obtain.
