2 Typical submittal requirements Site plan, Construction Type, Exterior Wall Envelope, Means of Egress etc. Valuation of the proposed work. Other data as needed, like special inspection DefinitionsADDITION. An extension or increase in floor area, number of stories or height of a building or structureALTERATION. Any construction or renovation to an existing structure other than a repairor The reconstruction, replacement or renewal of any part of an existing building for the purpose of its maintenance or to correct DefinitionsREHABILITATION. Any work, as described by the categories of work defined herein, undertaken in an existing building . A building erected prior to the date of adoption of the appropriate code , or one for which a legal building permit has been issued.
3 7 Core Definitions cont. SUBSTANTIAL STRUCTURAL DAMAGE. A condition where any of the following apply:1. The vertical elements of the lateral-force-resisting system have suffered damage such that the lateral load-carrying capacity of any story in any horizontal direction has been reduced by more than 33percent from its pre-damage The capacity of any vertical component carrying gravity load, or any group of such components, that has a tributary area more than 30 percent of the total area of the structure s floor(s) and roof(s) has been reduced more than 20 percent from its pre-damage condition, and the remaining capacity of such affected elements, with respect to all dead and live loads, is less than 75 percent of that required by the International building code for new buildings of similar structure, purpose and location.
4 WORKAREA. That portion or portions of a building consisting of all reconfigured spaces as indicated on the construction documents. Work area excludes other portions of the building where incidental work entailed by the intended work must be performed and portions of the building where work not initially intended by the owner is specifically required by this 202 General DefinitionsPrimary Function A primary function is a major activity for which the facility is intended. Areas that contain a primary function include, but are not limited to, the customer services lobby of a bank, the dining area of a cafeteria, the meeting rooms in a conference center, as well as offices and other work areas in which the activities of the public accommodation or other private entity using the facility are carried Function (cont.)

Repairs to historic buildings need only comply with Chapter 12. There are also provisions for Electrical, Mechanical & 5 Prescriptive Compliance Method This chapter duplicates the provisions that were in the 2012 IBC Chapter 34 Sections 3401 through 3409.
6 All alterationsshall comply with the IBC Section The following areas are addressed with this option: Additions Alterations Fire Escapes Windows and Emergency Openings Changes of Occupancy Historic Buildings14 Chapter 6 Classification of WorkUsed in conjunction with Chapters 6 through 13, this chapter .. Provides categories for various construction tasks, referred to as the classification of work Refers the reader to associated chapters in the code for various requirements and work related to those tasks15 Construction Tasks of OccupancyRelocated Buildings163 Levels of AlterationsLevel 1 Section 602 & Chapter 7 Replace/remove equipment/fixtures Replace or cover wall/roof coverings Reroof permitsLevel 2 Section 603 & Chapters 7-8 Reconfigure space/systems Add/eliminate doors or windows Add equipmentLevel 3 -Section 604 & Chapters 7-8- 9 Based on defined work area Applies where work area exceeds 50% of aggregate building area17 Chapter 7 Alterations Level 1 Level 1 alterationsinclude interior finishes and trim Chapter 7 describes guidelines.
7 Level 1 alterations to historic buildings shall comply with Chapter 7 except as modified by Chapter 12 for historic buildings. Does not involve space reconfiguration. 18 Chapter 8 Alterations Level 2 Involves extensive space reconfiguration that does not exceed 50% of the building new construction elements, components, systems and spaces shall comply with the IBC requirements, with 6 to add windows without complying with IBCR equirements for light and installed electrical equipment to complywith Section 8 Alterations Level for newly constructed dead-end corridor length to comply with minimum ceiling height for new habitable and occupiable spaces & below grade transportation stations, existing and new escalators width can be 32.
8 Structural members and connections can comply with alternative design criteria in accordance with Section 9 Alterations Level 3 Involves alterations that cover 50% or more of the aggregate area of the building . Additional building features are triggered beyond the actual work area and other parts of the building where no alterations are planned. Basic principle is that Level 3 alterations will comply with the IBC but the remainder of the building can remain as is. It is assumed that the existing building is an approved structure. 21 Chapter 10 Change of OccupancyThe requirements of Chapter 10 are typically in addition to the requirements of Chapters 7, 8, and 9 (incremental approach) Sections 1002 1010. Change of use by reconfiguring a space within the same occupancy group or classification where there is a change in application of the requirements of this code .
9 Sections 1002 1011. Change of occupancy classification or 11 Additions Additionsare required to comply with current codes for new construction except as modified by this chapter. The existing buildingcan remain without any alteration provided the addition does not impact the existing building . 23 Chapter 12 Historic Buildings 6 of the 13 IEBC amendments are in Chapter 12 Other considerations for classification as an historical building include the structural condition of the building ( , is the building structurally sound), its proposed use, its impact on life safety and how the intent of the code , if not the letter, will be 13 Performance Compliance Methods Neither the designer nor the code official can physically inspect and evaluate every aspect of an existing building or structure.

Three categories: Fire Safety Means of Egress General Safety The resulting building score-total values in each category are then entered into Table along with the associated value for each category from Table Formulas Per Section 1309, where the final score for any category equals zero or more, the building is in compliance for that category Where the final score for any categoryis less than zero, the buildingis not in 14 Relocated or Moved Buildings Any structure that is moved to a different lot or a new location on the same lot falls within the scope of Chapter Lyscas, Lead IBCT echnical Lead
