Art. 1 4 31 San Diego Municipal Code Chapter 13: Zones (4-2006) Minimum Lot Area in residential ZonesIn the RX and RT Zones , lots served by alley access may use a port ion of the alley tomeet the m in imum lot area requ irement. Up to one-half the w idth of the abutt ing alley, not to exceed 10 feet, may be appl ied toward the total lot area prov ided the alley area does not exceed 10 percent of the m in imum lot area requ irement. Minimum Lot Dimensions in residential Zones (a) Except ion to M in imum Street Frontage in the RE, RS, and RM Zones The m in imum street frontage for any lot in the RE, RS, and RM Zones that fronts pr inc ipally on a turnaround or curv ing street w ith a centerl ine rad ius of less than 100 feet, is 60 percent of the street frontage spec if ied for the zone in wh ich the lot is located as shown in D iagram 131-04A.

Art. 1 4 32 San Diego Municipal Code Chapter 13: Zones (4-2006) Setback Requirements in residential Zones (a) Setbacks in RE and RS Zones (1) Front Setbacks in RE and RS Zones For that port ion of a lot that fronts a cul-de-sac, the m in imum front setback may be reduced 5 feet below the requ irement spec if ied in Tables 131-04C and 131-04D; however, in no case shall the setbackbe less than 5 feet. (2) Front Setbacks in all RE Zones and the RS-1-1, RS-1-2, RS-1-3, RS-1-4, RS-1-5, RS-1-6, RS-1-7 Zones For lots where at least one-half of the front 50 feet of the lot depth has a m in imum slope grad ient of 25 percent, the setback closest to the street frontage may be reduced to a m in imum of 6 feet.
4 (3) S ide and Street S ide Setbacks in all RE Zones and the RS-1-1, RS-1-2, RS-1-3, RS-1-4, RS-1-5, RS-1-6, RS-1-7 Zones . (A) For lots exceed ing 50 feet in w idth, each s ide setback shall beat least the d imens ion shown in Tables 131-04C and 131-04D or 10 percent of the w idth of the lot, wh ichever is greater, except one s ide setback may observe the m in imum d imens ion shown in Tables 131-04C and 131-04D as long as the comb ined d imens ions of both s ide setbacks equals at least 20 percent of the lot w idth.
5 Once a s ide setback is establ ished, all add it ions to the pr imary structure thereafter shall ma inta in the establ ished s ide setback.(B) The street s ide setback is at least the d imens ion shown in Tables 131-04C and 131-04D or 10 percent of the lot w idth, wh ichever is greater. (C) For lots w ith 40 to 50 feet in w idth, each s ide setback is am in imum of 4 feet. (D) For lots w ith less than 40 feet in w idth, each s ide setback maybe reduced to 10 percent of the lot w idth but shall not be reduced to less than 3 feet.
6 (E) For irregularly shaped lots, such as p ie shaped lots, thesetbacks are based on the average lot w idth for the f irst 50 feet of lot depth.(F) For consol idated lots, the w idth for determ in ing setbackrequ irements is the w idth of the premises after theconsol idat ion. Art. 1 4 33 San Diego Municipal Code Chapter 13: Zones (4-2006)(4) Rear Setback in all RE Zones and the RS-1-1, RS-1-2, RS-1-3, RS-1-4, RS-1-5, RS-1-6, RS-1-7 Zones (A) The requ ired rear setback is at least the d imens ion shown in Table 131-04D, except as follows: ( i) For lots w ith less than 100 feet in depth, the rear setback is at least 10 percent of the lot depth, but not less than 5 feet.
7 And ( i i) For lots w ith greater than 150 feet in depth, the rear setback is at least 10 percent of the lot depth or the d imens ion shown in Tables 131-04C and 131-04D, wh ichever is greater. (B) Where a rear yard abuts an alley, one-half of the alley w idth,but not more than 10 feet, may be counted toward the requ ired rear setback. In no case shall a rear setback us ing th isprov is ion be less than 5 feet on the premises. (b) Setbacks in RX Zones (1) Front Setback in RX Zones RX zone developments exceed ing a total of four dwell ing un its are requ ired to prov ide var iable front setbacks as follows:(A) Front setbacks of 15 feet are requ ired for at least 25 percent of the total dwell ing un its, 10-foot front setbacks are requ ired for at least 25 percent of the total dwell ing un its, and 20-foot front setbacks are requ ired for at least 25 percent of the total dwell ing un its.
9 (B) No more than 40 percent of the total number of dwell ing un its are perm itted to have front setbacks in any one category ( 10 feet, 15 feet, or 20 feet) descr ibed in (b)(1)(A); and(C) Var iable front setbacks descr ibed in th is sect ion shall be establ ished by easement at the t ime of tentative map easements shall be establ ished at the t ime of zone appl icat ion if lots are ex ist ing and no map is proposed. 10 (2) S ide and Street S ide Setbacks in RX Zones (A) For detached dwell ings, the follow ing shall apply: ( i) M in imum s ide and street s ide setbacks are at least 3 feet or 10 percent of the lot w idth, wh ichever is greater, but is not requ ired to be more than 5 feet; ( i i) No s ide setback is requ ired for one s ide only prov ided the s ide w ith no setback is adjacent to other property w ith in an RX zone; and ( i i i) A separat ion of at least 10 feet between bu ild ings must be observed on at least one s ide of each bu ild ing.
