Background To s upport the UCD, the GSEs have published s ample numbered Closing Disclosure forms with red Form Field IDs superimposed by each field. The Form Field IDs link Closing Disclosure fields to representations of the MISMO data mapped to them. Thes e numbered forms are a composite of CFPB examples s hown i n the Integrated Mortgage Di sclosures regulation, but were created solely by the GSEs to assist i n unders tanding the UCD and are not form s amples promulgated by the CFPB.

4 The fol lowing table s hows where to find the Form Field IDs in the various UCD documents posted on each GSE s Web site: UCD Document Location of UCD Form Field ID Appendix E: UCD Implementation Guide Used in all tables and figures referencing Closing Disclosure fields Appendix F: UCD Sample Use Cases Used in all tables referencing Closing Disclosure fields Appendix I: UCD Delivery Specification Fourth Column from left (Column D) B. Text Color Legend 1. Bl ack: Text that appears on Exhibit H-25(A) i s shown i n black font. 2. Red: Form reference numbers.

5 3. Bl ue: Us ed if the i nclusion of a particular data s ection, bl ock, or detail depends on the type of l oan product ( , YES and NO or Sections Payment (AP) Table and Interes t Rate (AIR) Table). 4. Green italics: Cl arifies the type of data that must be provided ( , $ and % ) or when data mus t be provi ded ( , or and (Complete if yes) ). All non-black text s hould be us ed for reference only and i s not to be considered part of the regul atory requi rements. C. Form Reference Number Format The reference numbers i ncrease chronologically by l ogical form section, generally moving from left to right and then down the form.

6 The numbers have the following format, where n is a sequential number: 1. - Identi fi es a form s ection. Thes e are the hi ghest l evel numbers on the form. For transactions wi th s el lers, there can be up to 24 form s ections, depending on the l oan product ( ). 2. Identi fi es a block of data (m) wi thin a form section (n). For example, i n Section , there are 7 bl ocks of data ( ). 3. Identi fies additional details (o) about a block of data (m) within a form s ection (n). For exampl e, i n Section , up to three additi onal sets of details can be provided about Amount: l oan amount in dollars, indicator of whether the l oan amount can i ncrease, and the l oan amount can i ncrease details about how that could occur.

7 D. Identical Values Required in More than one Form Location When an i dentical value appears in more than one l ocation on the Cl osing Disclosure, i t generally is mapped us ing the s ame data points and XPaths and appears only once i n the XML fi l e. However, there are i ns tances where an i dentical value is mapped using different XPaths ( , us i ng document-specific Appendix C: Closing Disclosure Forms with Reference Num bers Introduc tion Page 4 of 21 Document version containers vs. containers s uch as FEE, LOAN_DETAIL, etc.). The Cros s Reference Table i n the Endnotes at the back of thi s document highlights identical values that have multiple mappings.

8 E. Calculated Values Throughout the form, the reported values for two or more data points may be operated on mathemati cally to yi eld the value for yet another data point for example, s ubtotals are combined to equal totals. Al though thes e values are functionally equivalent, they are us ually sent as unique data points in the transmitted XML fi le. A di fferent type of s i tuation i nvolves positive and negative numbers. For example, a value may be reported i n one s ection of the form as a positive number, and l ater be s ubtracted from another value i n a di fferent s ection of the form.

9 In thi s case, the value is treated as a positive number bei ng operated on by the cal culation on the form. F. Indicating Zeroes or Blanks As a general rule, when a gi ven entry is not applicable for the Cl osing Di sclosure, the amount fi eld i s to be left blank. Only those cases where a zero should be entered are noted on this form. Appendix C: Closing Disclosure Forms with Reference Num bers Purchase Transaction Page 5 of 21 Document version III. Purchase Transaction ( Closing Disclosure Model Form) In order to provide a Closing Disclosure Example with any and all possible data on it for mapping purposes (a completely unrealistic situation), the sample Purchase Transaction is an amalgamation of several sample forms provided in the Integrated Mortgage Closing Disclosure Regulation: Page 1: Based on Exhibit H-25(A) Mortgage Loan Transaction Closing Disclosure Model Form1 (p.)

The following segments of other example forms were integrated into this numbered example: Data for text responses to the first three YES answers in the Loan Terms table from Exhibit H-24(F) Mortgage Loan Transaction Loan Estimate Negative Amortization Sample (p. 80156), Data for the fourth YES answer from Exhibit H-24(B) Mortgage Loan Transaction Loan Estimate Fixed Rate Sample (p. 80144), and Data for the fifth YES answer from Exhibit H-24(E) Mortgage Loan Transaction Loan Estimate Balloon Payment Sample (p. 80155).
